FULL MANAGEMENT SERVICE

For full management services, we charge a fee of 8.5% plus GST per property on each weekly rent received. This fee is inclusive of the following services:

  • Rental appraisals
  • Market valuations
  • Attendance at Tenancy Tribunal hearings and District Court hearings
  • Arranging for repairs and maintenance within reason, including emergency services, on any work carried out by trades-people.

Our experience in matching tenants to properties is one of the areas that give our clients the greatest satisfaction. Because it can be a time consuming and difficult process to handle on your own, with many unseen pitfalls, many property owners prefer to have the tenant selection handled professionally by a third party.

At any given time, our office has a register of prospective tenants who have contacted us specifically looking for properties to rent. 

PROPERTY INSPECTIONS

The property is first inspected at the time we take over management and then at the first month of tenancy. After that the frequency of inspection is four-monthly or as required by the property owner.

RENT COLLECTION

Rent a House Property Managment

Handing over the responsibility of rent collection eliminates one of the property owner’s greatest concerns. Knowing that rent payments are checked daily and will be pursued if required may give a property owner peace of mind.

Apart from normal checking systems, we also offer to provide outgoing tenants with a reference regarding compliance with their Tenancy Agreement. We find that this is an excellent motivation for the tenants to keep their payments up to date.

RESIDENTIAL TENANCY ACT 1986

Thorough knowledge of the Residential Tenancy Act 1986 is essential to manage your property efficiently, and we are thoroughly conversant with all aspects of the Act and the workings of the Tenancy Tribunal.

Hearings are always attended by our Property Manager and in most cases the Director/Administrator who are both confident in a Court setting, capable of any adverse decision that may need to be made on behalf of our clients.

Tribunal hearings are formal Courts that base decisions on the accuracy and reliability of documentary records supplied by the parties involved. All documentation is audited prior to lodging any matter with the Tenancy Tribunal.

RENTAL STATEMENTS

Rent a House Property Managment

Financial reports are provided on a monthly basis showing gross rentals less deductions for maintenance, outgoings and commissions.

The balance is lodged directly into the property owner’s account by way of an electronic transfer. This is usually done on the first working day of the month or twice monthly if preferred.

Statements are emailed.

MAINTENANCE AND REPAIRS

As part of our management agreement with you, we will arrange for maintenance and repairs up to $500, on any one occasion, without having to take up any of your time in making unnecessary arrangements.

These costs will be deducted from rent received and shown on your monthly statement.

This includes advertising your vacant property on our website and facebook pages, thoroughly screening all applicants, drawing up a Tenancy Agreement, collecting bond and first week's rent, undertaking a full sign in inspection and providing a report.

You may have selected your own tenant. But would like a Tenancy Agreement drawn up on your behalf. We can do this.

PROPERTY INSPECTING SERVICE
